What Is a 1031 Exchange?

Under Section 1031 of the IRS code, qualifying investment properties can be exchanged for "like-kind" properties, deferring capital gains tax. To qualify, the exchange must follow strict rules, including:

  • A 45-day window to identify replacement properties
  • A 180-day deadline to close on the new purchase
  • Use of a Qualified Intermediary (QI) to hold the funds

We work alongside investors, agents, and attorneys to make sure all requirements are met and your investment stays protected.

How We Help

  • Act as your Qualified Intermediary (QI)
  • Guide you through IRS-compliant processes
  • Securely hold exchange funds in escrow
  • Prepare documentation and timelines
  • Coordinate with your Realtor and lender
