What We Do When You Order a Title Search:

  1. Property Title Search
    We examine the public records to verify legal ownership, identify liens, and check for easements or restrictions that could affect the property.
  2. Judgment Searches
    We search for any outstanding judgments or legal issues that may affect the current owner or the buyer, a step that helps prevent last-minute delays at closing.
  3. Title Commitment Issued
    Once the title search is complete, we issue a Title Commitment, which outlines the terms under which title insurance will be provided. This is shared with the Realtor, the Lender, and/or attorneys involved in the transaction.
  4. Prepare for Closing
    After the title commitment is accepted, we coordinate the closing, including preparing legal documents, managing escrow funds, and ensuring compliance with state and lender requirements.
  5. Record the Documents
    After closing, we officially record the deed (and mortgage, if applicable) with the county Recorder’s Office.
  6. Issue Title Policies
    Once recording is complete, we issue the Owner’s Title Insurance Policy to the buyer and, if applicable, a Lender’s Title Policy to the bank.
